Why have your property managed?

It is a well known fact that property is one of the best forms of investment you can make. However the difficulties of tenant selection and the day to day management often deter prospective landlords. Consider the benefits of our Property Management Services.

  1. Tenant Selection
    For your security all prospective tenants complete a detailed application form and references are thoroughly checked .Online credit checking facilities are available.
  2. Property Reports
    A full property inspection report is carried out at the commencement of each new tenancy and signed by both parties. Photograps are taken ( inside and out ) as they provide a point of reference should a dispute arise later
  3. Rent Collection
    All rent payments are made by automatic payment to Crest Realty Ltd Property Management Trust Account. Rental payments are checked on a daily basis. If a tenant falls into arrears we take immediate action to enforce payment.
  4. Accounting and Payments
    We credit your account with rent collected on your behalf. Payments can be made on a monthly basis. A detailed statement is sent to you at the end of each month.
  5. Inspections
    Quarterly inspections are carried out of both the interior and exterior of the property .You will be advised of any necessary maintenance. A written report is sent to you after each inspection.
  6. Bond
    At the commencement of each tenancy a bond equivalent to 3-4 weeks rent is obtained and forwarded to the Residential Tenancies Trust Account . We will not accept a bond transfer from another property/landlord
  7. Initial Rent payment
    The initial rent payment is paid in advance of the tenancy start date allowing any payment by cheque to have first cleared through our bank account
  8. Annual Statements
    At the end of each financial year a financial statement will be sent to you for taxation purposes.
  9. Insurance and Rates
    These payments can be paid by Crest Realty Limited on your behalf at no cost to you.
  10. Maintenance and Repairs
    Crest Realty Limited uses qualified tradespeople. Work is carried out promptly, efficiently and at competitive rates and all work is checked before payment is made. We will use your own tradespeople if you prefer.
  11. Rent reviews
    To ensure a maximum return on your investment we regularly assess the current rental value of your property and make rent increases when appropriate
  12. Market Advice
    We will keep you informed of changes in the real estate market as it affects the value of your property and will offer advice as to improving the value of your investment
  13. Residential Tenancies Act
    We have a thorough understanding of the Residential Tenancies Act 1986 and will represent your interests should a dispute arise.  
  14. Legislation
    At all times we act within the guidelines of the Real Estate Agent's Code of Ethics. We comply with the Real Estate Agent's Act 1976, the Residential Tenancies Act 1986, the Real Estate Agent's Audit Regulations 1977, the Fair Trading Act 1986 and all other relevant legislation
  15. Fees
    Not only are our property management fees reasonable they are tax deductable.
  16. Find a tenant service
    This service to landlords includes advice on current market rentals, interviewing prospective tenants, reference checks, tenancy and bond documentation, collection of initial rent and bond payments, lodgement of the bond with Tenancy Services and forwarding of rent collected to you.If you require a tenant for your vacant property we have qualified tenants now.
  17. Buying Residential Investments
    If you wish to add to your investment portfolio we will add you to our buyers list and keep you informed of any suitable properties listed through Crest Realty Limited.
  18. Selling Residential Investments
    We have genuine buyers waiting. If you have a property or properties which are surplus to your requirements Crest Realty Limited would be happy to market them for you.
  19. Property Inspections
    Crest Realty Limited will do property inspections on request or at regular intervals. Free up your valuable time. Our experienced property manager will provide you with a full written report on the property along with a list of short and long term maintenance requirements.
